Technical Inspections

We offer technical inspection packages which are more comprehensive and in depth than our A.S.H.I. home inspection. This package can include any or all of the following:
- Structural Analysis: A structural engineer will inspect and evaluate the condition of the structure and will compare the design to today’s building construction and engineering code standards.
- Soils Testing: A soils testing geotechnical company will take soil samples to confirm the adequacy of the soil conditions.
- Building Department Permit Review: The local municipality will be researched for records of all past permits pulled for work on the property. We will check to see if any significant improvements were done without a permit.
- Electrical Systems Evaluation: A licensed electrician will evaluate the condition of the electrical system components and will review the adequacy of the system to meet the intended needs.
- Air Conditioning Systems Evaluation: A licensed air conditioning contractor will inspect, disassemble and evaluate the condition of the system components and confirm if they are functioning within manufacturer’s performance specifications. A heat load evaluation will be done to confirm the adequacy of the systems size and air flow to the various living spaces.
- Plumbing Systems Evaluation: A licensed plumbing contractor will inspect and evaluate the adequacy of the system and confirm that it is functioning as intended.
- Termite (WDO) Inspection: A certified WDO inspector will inspect the structures to determine the presence of wood destroying organism and damage, then provide a report.
Fire Sprinkler Evaluation: A certified fire sprinkler inspector will inspect, evaluation, flow test, certify and provide a condition report.
- Radon Testing: A radon specialist will conduct air quality evaluations to confirm the presence of radon gas.
- Lead Paint Survey: A certified lead paint surveyor will conduct random samplings of exposed painted surfaces to confirm the presence of lead paint of concern.
- Water Quality Evaluation: Samples will be taken of the potable water and tested by a certified water testing agency to confirm the water meets approved standards.
- Air Quality Evaluation: Air quality tests will be performed to confirm that there are no hazardous levels of air pollutants or irritants of concern.
- Seawall In Depth Evaluation: A licensed seawall contractor will inspect and evaluate the condition of the seawall and its components, including uncovering at least two (2) tie-backs to confirm the condition. Underwater evaluations will be performed as appropriate.
- Septic System Evaluation: A septic system contractor will open and pump out the tank, then evaluate its condition, then confirm drain fields are functional.
- Swimming Pool In Depth Evaluation: A licensed swimming pool contractor or service contractor will inspect and evaluate the swimming pool structure and filtration equipment to confirm the condition of and adequacy of systems. Water tests will be performed to confirm the quality of the water.
- Roof Covering Core Sampling: A random number of core samples will be taken of various types of roof coverings to confirm the composition and condition of the roof covering membranes.
