Property & Home Inspections

Buyer inspections:  These inspections are for individuals that are buying property.  The buyers often see the property as a whole.  A certified inspector sees the home on a system, sub-system, and component level.  The peace of mind the buyer receives is often worth much more than the price of inspection.  This third party professional view will see conditions that are often overlooked or forgotten while shopping.  It is not unusual for a quality inspection to save the buyer enough to pay for the inspection many times over.
 

Seller Inspections:  These inspections sometimes referred to as "Pre Listing Sale Inspections" are for individuals that are selling property.  The seller will ready their property for selling after living with the property over time.  They become used to “quirks”.  They are often faced with conditions that need correction after the buyer’s inspecting of the property.  They find themselves faced with correcting conditions in a limited amount of time.  This often forces over paying for the repairs cutting into profits.  The seller inspection allows the seller to correct any potential conditions prior to the buyers ever setting foot on their property, which allows more time for shopping for contractors and implementing corrective actions in a cost effective proactive manner.  This pre-inspection allows the seller to show pride of ownership, ask top dollar for the property and increase profits.

Our inspectors observe a structure at all levels (System, Sub-system, and component), their interrelationship with each other, and their affects on the integrity of the building.  A partial list of inspected items are as follows:

  • Roof Framing and Covering
  • Site Conditions and Drainage
  • Foundation and Floor System
  • Exterior Walls
  • Interior, Walls, Ceilings and Floors
  • Windows, Doors and Accessories
  • Pools & Spas - Does not include water quality testing or evaluation of pool equipment capacity
  • Seawalls and Docks - Above water level components only
  • Appliances (if in operation) - Not intended to be technically exhaustive
  • A Written Report (not a check list) which can include photographs as further documentation
